Timber

Timber Surveys

An inspection of accessible timber (floors, roof structure, joinery) to identify decay or infestation and establish what, if anything, needs treating.

Why timber gets surveyed alongside damp

Timber decay is very often linked to a moisture problem: persistent damp is what allows wet rot and dry rot to establish themselves, and poor ventilation can create conditions woodworm favours. A timber survey looks specifically at accessible structural and decorative timber for signs of active decay or infestation, and is often combined with a damp survey where both are relevant.

Common signs to look out for

Skirting, joists or floorboards that feel soft or spongy

Visible fungal growth or a strong musty, mushroom-like smell

Small round exit holes in timber, a sign of woodworm

Timber that's cracked in a cuboidal pattern (a dry rot indicator)

Discoloured or darkened timber near a known damp area

Structural timber flagged during a property purchase survey

How We Help

What a DAMPCORE timber survey covers

The survey identifies both the type of decay or infestation present and, where relevant, the moisture source behind it.

  • Visual inspection of accessible structural and decorative timber
  • Moisture readings taken at affected timber
  • Identification of the specific type of decay or infestation present
  • A written report with recommended next steps, where treatment is warranted

What our customers say

“Good lads. We had some rotten timber discovered when renovating downstairs and wanted to know how far it had gone before covering everything back up. They checked the surrounding area, moisture levels and timbers and told us exactly what needed replacing and what didn't.”

Chris · York

“An altogether professional service. The survey was detailed and the gentleman carrying it out was clearly experienced with older properties. He also pointed out a couple of maintenance items that were contributing to the issue but didn't require any work from DAMPCORE.”

Graham · Bishopthorpe, York

Frequently asked questions

Is a timber survey the same as a damp survey?
They're related but distinct: a damp survey focuses on moisture in the building fabric, while a timber survey focuses specifically on the condition of accessible timber. Our damp & timber survey combines both.
What happens if decay is found?
You'll receive a written explanation of what was found and a recommended course of treatment, specific to the type of decay identified.
