Why timber gets surveyed alongside damp
Timber decay is very often linked to a moisture problem: persistent damp is what allows wet rot and dry rot to establish themselves, and poor ventilation can create conditions woodworm favours. A timber survey looks specifically at accessible structural and decorative timber for signs of active decay or infestation, and is often combined with a damp survey where both are relevant.
Common signs to look out for
Skirting, joists or floorboards that feel soft or spongy
Visible fungal growth or a strong musty, mushroom-like smell
Small round exit holes in timber, a sign of woodworm
Timber that's cracked in a cuboidal pattern (a dry rot indicator)
Discoloured or darkened timber near a known damp area
Structural timber flagged during a property purchase survey
