Damp Problems
Damp Ceilings
Damp staining on a ceiling almost always has a source above it: a roof defect, a plumbing leak, or condensation forming on a cold surface such as a loft hatch or an uninsulated corner.

Tracing damp above the ceiling line
Unlike wall damp, a ceiling stain usually means something above it needs attention: a damaged roof covering, defective flashing, a leaking pipe, or a poorly insulated loft hatch creating a cold spot that condensation forms on. Because the source is usually hidden from view, tracing it accurately matters more here than almost anywhere else in the property.
Common signs to look out for
A brown or yellow-tinged stain, often ring-shaped
Staining that grows after rain, suggesting an active roof leak
A damp patch directly below a bathroom, loft hatch or roof valley
Bubbling or flaking ceiling paint or plaster
A musty smell noticeable on entering the room
Staining that appears suddenly rather than developing gradually

How We Help
How we trace a ceiling leak or damp source
Thermal imaging is particularly useful here, since it can reveal a cold or wet area above the ceiling before any staining becomes visible from below.
- Thermal imaging to identify unusual cold or moisture patterns behind the ceiling
- Where accessible, a loft or roof-void inspection for the source
- Assessment of whether condensation, rather than a leak, is the actual cause
- A clear explanation of findings before any ceiling repair work is recommended
What our customers say
“An altogether professional service. The survey was detailed and the gentleman carrying it out was clearly experienced with older properties. He also pointed out a couple of maintenance items that were contributing to the issue but didn't require any work from DAMPCORE.”
Graham · Bishopthorpe, York
“Prompt, knowledgeable and tidy. The report after the inspection was particularly useful because it showed the readings and photographs rather than just giving us a quote. I'd certainly recommend having the survey done before deciding what work you need.”
Andrew · Harrogate
