Condensation Control

Practical measures to reduce condensation at its source (moisture generation, ventilation and cold surfaces) rather than just wiping windows every morning.

Three factors, one balance to get right

Condensation is the result of moisture generation, ventilation and surface temperature interacting in a specific property. Our condensation control service looks at all three, rather than recommending a single generic fix, because the right balance differs between a Victorian terrace with single glazing and a newer, better-insulated home.

Common signs to look out for

Persistent misting on windows

Cold external walls or corners with visible dampness

Recurring mould in bathrooms or kitchens

Limited or blocked ventilation: extractor fans not working, vents painted shut

Drying laundry indoors with nowhere for the moisture to go

A property that feels consistently damp despite no obvious leak

How We Help

What we assess and recommend

Recommendations are matched to the property and how it's actually used, not a one-size-fits-all checklist.

  • Thermal imaging to identify cold-surface risk areas
  • Assessment of existing ventilation: trickle vents, extractor fans, general airflow
  • Review of heating patterns and day-to-day moisture-generating habits
  • Recommendations ranging from simple ventilation fixes to mechanical extraction where warranted

What our customers say

“I'd been worrying about a damp mark in the living room for months and had convinced myself it was going to be something horrendous. The surveyor was calm, methodical and explained the likely cause very clearly. A much less stressful experience than I'd expected.”

Helen · Acomb, York

“Prompt, knowledgeable and tidy. The report after the inspection was particularly useful because it showed the readings and photographs rather than just giving us a quote. I'd certainly recommend having the survey done before deciding what work you need.”

Andrew · Harrogate

Frequently asked questions

Will opening windows more often fix condensation?
It can help, but it's not always practical, especially in winter, and it doesn't address cold-surface issues on its own. A proper assessment looks at the combination of factors rather than one fix in isolation.
Do I need mechanical ventilation?
Not always: some properties just need better use of existing vents and extractor fans. Mechanical ventilation tends to be recommended where natural ventilation genuinely can't keep up with moisture generation.
