Condensation happens when moisture-laden air meets a cold surface and turns back into liquid water. It's the most common cause of damp and mould in UK homes.
Why condensation happens
Every home generates moisture: cooking, showering, drying laundry indoors, even breathing. When that moist air can't escape (through ventilation) and meets a cold surface, such as a single-glazed window, an external wall, or a cold corner behind furniture, it condenses. Left unaddressed, it creates the damp surface conditions mould needs to establish itself.
Common signs to look out for
Water droplets or misting on windows, especially overnight
Black mould in corners, on ceilings, or behind wardrobes
Musty smell in poorly ventilated rooms
Damp concentrated around cold spots: external corners, lintels, single glazing
Worse symptoms in winter, and in bathrooms or kitchens
Mould that returns quickly after cleaning

Condensation vs. rising or penetrating damp
Condensation tends to be seasonal, concentrated on cold surfaces, and worse where ventilation is limited. Rising and penetrating damp are less affected by room use and ventilation, and follow different patterns on the wall, which is why an on-site assessment matters more than guesswork.
Why mould keeps coming back
Cleaning mould off a surface removes the visible growth but not the underlying moisture source. Unless the humidity and cold-surface conditions are addressed, mould will typically reappear within weeks.
